This Privacy Policy explains how VacantEdge ("VacantEdge," "we," "us," "our") collects, uses, discloses, and protects information in connection with our OmniFlow software platform and related services (the "Service"). By using the Service, you consent to the practices described here.
2. Information We Collect
Information you provide: When you create an account, we collect your name, email address, phone number, and password. If you subscribe, our payment processor (Stripe) collects and stores your payment details — we do not store credit-card numbers on our servers.
CRM and usage data: We store notes, call statuses, lead tags, contact attempts, phone numbers you add, and other data you create while using the Service. This data is private to your account.
Public-record data we process for you: We ingest county parcel records, GIS geometry, and, on your request, third-party skip-trace results. This data describes property owners and is displayed to you so you can perform real-estate outreach. We are not the source of this data; it comes from public records and licensed third-party providers.
Automatically collected: We log standard web-request metadata (IP address, user agent, timestamp, pages requested) for security, rate-limiting, and debugging.
3. How We Use Information
We use the information above to:
- provide, maintain, and improve the Service;
- authenticate you and secure your account;
- process payments and manage subscriptions;
- respond to support requests;
- send operational notices (account, billing, security);
- detect, prevent, and respond to fraud, abuse, or violations of our Terms;
- comply with legal obligations.
4. Third-Party Services
The Service relies on the following third-party providers. Each has its own privacy practices, which we encourage you to review:
- Stripe — payment processing and subscription management.
- BatchData — skip-trace and phone-enrichment provider, invoked at your request.
- Vercel — application hosting.
- Neon — managed Postgres database hosting.
- County GIS systems and Microsoft Global ML Building Footprints — public geospatial data sources.
We share the minimum information necessary for each provider to perform its function. We do not sell your personal information to third parties.
5. Data Retention
We retain account and CRM data for as long as your account is active and for a reasonable period afterward to comply with legal obligations, resolve disputes, and enforce our agreements. You may request deletion of your account by emailing us at the address below; some residual data may remain in backups for a limited period.
6. Security
We use industry-standard measures to protect information, including HTTPS/TLS in transit, encrypted storage at the database level, hashed passwords (bcrypt), and access controls. However, no method of transmission or storage is 100% secure; we cannot guarantee absolute security, and you use the Service at your own risk.
7. Your Rights
Depending on your jurisdiction, you may have rights to access, correct, delete, or restrict our processing of your personal information, and to object to certain uses. To exercise these rights, email us at the address below. We may need to verify your identity before acting on a request.
8. Cookies and Tracking
We use strictly necessary cookies for authentication and session management. We do not use third-party advertising or cross-site tracking cookies. We may add privacy-preserving analytics in the future and will update this Policy accordingly.
9. Children's Privacy
The Service is not directed to children under 18, and we do not knowingly collect personal information from anyone under 18. If you believe we have inadvertently done so, please contact us and we will delete it.
10. Public-Record Data and Third-Party Individuals
The property-owner information displayed in the Service (names, mailing addresses, phone numbers) is sourced from public county records and licensed third-party skip-trace providers. VacantEdge is not the origin of this data and cannot correct errors in the underlying sources. Property owners who wish to correct or remove their records should contact the relevant county assessor's office or the originating data broker directly. Our users are contractually prohibited from using this data for any purpose governed by the Fair Credit Reporting Act or from contacting individuals in violation of applicable telemarketing, do-not-call, or anti-harassment laws.
11. Changes to This Policy
We may update this Policy from time to time. We will post the updated version on this page with a revised "Last updated" date. Material changes will be communicated by email or in-app notice where appropriate.
